As project manager, RESPEC assists developers in the daily management of a property. For the project entitlement, design, and development stages, our team provides all scheduling, budgeting, and coordination services. We work closely with contractors, approving agencies, utility providers, and other stakeholders. RESPEC quickly identifies critical issues, immediately informs the developer, and determines the best possible resolutions.
As construction manager, RESPEC is highly experienced in performing tasks associated with the role. Our team establishes, evaluates, and revises budgets and schedules. We conduct professional, periodic construction meetings, including preconstruction meetings and final walk-throughs. For surveying and testing services, RESPEC coordinates contractor selection. We also coordinate and implement relevant plans, review contractor pay applications, and evaluate proposed change orders. To avoid disputes, we assist the developer in quickly resolving issues with third parties. In addition to approval authority closeout details, RESPEC maintains all documents in a closeout package, including contract information, invoicing and pay applications, budget and schedule assessments, change orders, meeting minutes, and related plans.
