Lock Up Self Storage is a family-owned company with roots in the industry dating back to 1976 and a national footprint spanning eight states and more than 1.6 million square feet of storage space. The Sarasota facility represents one of several Florida projects RESPEC has delivered for Lock Up, reflecting a trusted relationship built through multiple successful developments. The site presented both opportunity and complexity.

The property was a remnant parcel previously owned by the Florida Department of Transportation (FDOT), acquired years earlier for a planned interchange that never materialized. When those plans changed, the land was sold into private ownership, bringing with it jurisdictional uncertainty, legacy utility easements, and a permitting path that required careful coordination across agencies.

RESPEC served as the primary coordinator throughout design and permitting. Teams worked closely with the architect, surveyor, traffic consultant, and landscape architect to align submissions, resolve comments, and keep approvals moving. The primary objective was to secure entitlements for a facility that met all regulatory requirements without compromise.

One of the most significant challenges involved untangling easement responsibilities stemming from the site’s transition from state to private ownership. Coordination among FDOT, Sarasota County, and other state agencies was required to resolve easements and advance approvals. Strategic design refinements, including lowering the building to reduce fill requirements, helped control costs while maintaining regulatory compliance. RESPEC remained engaged through construction with regular site visits, testing, and inspections to ensure the facility was built as approved.
