RaceTrac sites don’t succeed by accident. In Punta Gorda, that meant aligning a rigid site and facility prototype with local zoning and access constraints while maintaining an aggressive construction schedule.

The 8,000-square-foot convenience store includes self-service fuel pumps, a separate diesel truck fueling area, scales, and dedicated truck parking. The project reflects a prototype-driven approach that prioritizes efficient operations, high-visibility access, and consistent customer experience. RaceTrac’s strict standards for building placement, fuel canopies, pumps, and underground storage tanks leave little flexibility, making early coordination and precise site planning essential.

For typical RaceTrac projects, RESPEC’s role centers on entitlements, site design, and permitting, often advancing design and construction documents in parallel with zoning approvals to meet RaceTrac’s aggressive schedules. Contractors are consistently held to a tight build timeline. To meet that pace at the Punta Gorda site, RESPEC drew on institutional knowledge from more than 50 RaceTrac projects across Florida to anticipate permitting challenges, secure nonconforming access approvals, and coordinate with local and state transportation agencies. Established relationships with municipalities and permitting agencies allowed RESPEC to streamline reviews and keep the project moving, even when multiple variances were required.
